They DESERVE no stars!!!! This is the worst property management company I've ever had to deal with, esp. the property manager named Sandra Parker. In the past 5 yrs that we've been renters of Sandra Parker's , she had been through 4 companies, making Tatum the fifth. Her communication skills are a joke, because she thinks she know everything from taking care of the yard to fixing household appliances. In the two houses we rented from this woman, we had left our appliances (fridge, washer, dryer, range stove) behind when we left. Last year she informed us that Tatum Realty required their tenants to have renters insurance through the company, and that the cost of the policy will be added on to our monthly rent over the course of the year long lease. We NEVER received any policy for renters insurance! Then a few months before our lease was up, Sandra informed us that the owner of Tatum Realty had never purchased any renters insurance. Sandra also informed us that we would get a refund back for the additional cost of the renters insurance after our lease ends. Now that we have moved out and are no longer tenants with her or Tatum Realty, she has decided to not only hold on to our security deposit giving us some bogus excuse about damages that were done to the house, etc., but that we will also NOT be getting a refund back for the renter's insurance that was NEVER purchased which we paid for. These people are a bunch of crooks with the intention to cheat you and get one over you.

I have been renting for one year now. Thus far i have had a good positive experience. I contact the agent via website or text should there be an issue. They in turn contact the owner who is usually good about taking care of repairs. They are quick to get back with me. Many times i take care of the repairs myself because i do not want someone in my home when i am not available. As a former property/home investor and remodeling contractor i am very familiar with contracts and leases. Tatum property mgmt. seems fair. People can give good or bad reviews. In the rental market it can go either way. Tenants can be crooked, yet their can be bad mgmt also. In this case, it's neither. We talk and work together. That's just good business communication..

For someone like myself to be from out of town and have little to no knowledge about the rules and regulations and laws and have no contacts in the area she was an absolute life saver. I couldn't imagine going through the process of purchasing a house from Florida in North Carolina without their help. I'll work with her every time and I would highly recommend you do too.

My family encouraged me to use Tatum's Realty when I decided to buy a house in NC . Joe worked very long and hard with my son Shane (Shane is picky) to find them a home. They love their place in White Oak . They trust the Tatum's and knew that they would be great for me to work with. Very honest, patient and understanding. They listened to my wants and needs. Like the energizer bunny, they just kept going until they found the right place. I can't thank them enough. More than realtor's they are friends!!

If you rent from them PLEASE make sure the property you are leasing isn't in foreclosure. I leased a house from them june 2019 that had been in foreclosure since early 2018. I started getting foreclosure letters in October from the courthouse saying the property was being foreclosed and was going to Auction early march. I questioned Joe Tatum several times about this and his response to me was "The owner says everything is fine." Unfortunately i believed him but everything was not fine. I finally sent pictures to Joe in early February of the fourth foreclosure letter after he told me for the third time everything was fine and the very next morning I received a text from him saying "We are no longer the property manager for this property. You will need to contact the owner from here on out with whatever issues you have." Thats not looking out for your tenants at all. Thats looking out for your own a**. After his huge mistake he never even asked me if he could help. Just hung me out to dry. And i can assure you this isn't a FAKE REVIEW. Please be careful.

If you are in the market for a rental, please be aware that your experience with this company may well be one of the worst you encounter. I called this morning to inquire about the availability of a property that I had requested a virtual tour for but had gotten no response from. The representative (who I decline to name), after listing the usual stringent requirements for renting, asked a few questions about my situation then summarily insinuated that I, as well as my adult children, were liars and miscreants and insisted that if they even considered renting to us, we would need to pay a double security deposit which she was certain would have to be forfeited because of damage that was sure to be caused. Her diatribe was interspersed with tales of past renters and their misdeeds which seemed to fuel her certainty that we would behave likewise. May I add that I am a senior citizen and neither I nor my children have ever had any prior evictions or felonies and we are all financially stable. Despite my assurances to her of these facts and that we had no hesitation in applying or paying steep deposits, the representative concluded her scathing prediction of the results of potentially renting to us by bluntly stating that we would should seek other accommodations. I couldn’t agree more. It should be noted that this caveat also extends to potential homeowners looking to hire a management company. If said company eliminates candidates before they even view the property much less apply for it, you are facing an uphill march and while I understand that it is the primary responsibility of managers to secure the most qualified applicant, it is simply unacceptable to insult those who are interested because you prejudge that they do not measure up.
