Horrible HOA never let them inside your community, they will send emails and fines however if you try to call and explain or even get more information GOOD LUCK! They dont like answering there phones because they want the fines, all they care about its stealing your MONEY.

This company does not provide quality service. They are difficult to communicate with and come across as unhelpful and defensive when questioned about concerns and issues in the community. We are ending service with them this month and hope to move forward as a community without them. We are a small community in Sanford, FL that has used them for the last several years to manage the community. Over the years this community has fallen in disrepair due to the lack and poor quality of service. As a community we share some of the responsibility of our issues but as stated before and will continue to state, the poor quality of service by specialty management company led to the state of affairs we are in.

Fire them from your community. Simply a leech on homeowners. They have the audacity to complain about the amount of calls they get when they at the same time expect you to follow up on letters they send. The whole thing is hilarious

Im just over the rudeness of this company. DO NOT let them run your HOA, they make false promises, their systems are antiquated and if you have an issue good luck getting a professional response. Go with another management company with better reviews.

If 0 stars existed, then that would be the rating! This company is a joke, has always been a joke and continues to be a joke. 2 properties have been sold due to the headaches from this association. Their accounting department is the worst people to deal with. They are difficult to communicate with and never follow through with anything. These individuals can not be trusted when it comes to money. They continue to charge their monthly HOA fees for properties that have already been sold. They never take accountability for their errors.

I think I can speak for the entire board, that we are very grateful for Specialty Management's commitment to our community and helping the Board. Our CAM, Sharon Hill is such a good fit for us. Specialty Management's entire staff has been extremely responsive to our owners and Board members. Though it took 2 years of searching to find the right company, it was worth the wait!

The absolute worse company for community management, they are consistently terrible to work with. They lack all communication and organizational skills. Choose any other company for your community management.

They make rules but obviously don't bother to enforce them to ensure the neighborhood is clean and appealing. I can't help but wonder if the positive reviews are coming from employees trying to up their ratings because they certainly don't do what they're paid to do.
