Horrible. Maybe good if you are trying to rent your house out and have no moral ethics but if you are renting for whatever reason, choose a different place. I am a home owner of several properties in Florida but needed for a two year period here and it was a horrible experience. Multiple issues with the house, the maintenance, the manager, etc... The business is stuck in the 90's. Stay away.

I have been using Smith and Associated since 2019. They called me months after Hurricane Michael. They had remembered I called looking for a home for my husband and I. I couldn’t have been happier . When the owner decided to sell the house in 2022 I knew I would use no one but Smith and Associates again . I knew I would be took care of. The house would be clean, damage free, bug and rodent free. I was happy again . My husband passed away and I am with them again. Thank you so much for the love and help they have shown me. You can not go wrong with this property management team.

We have had the absolute pleasure of working side by side with Smith & Associates (Patty Sneed) for almost 7 years now. Our home in PCB was intended to be a home we returned to after retirement, so we needed someone to look after it while we were gone. Patty went above and beyond every.single.day while managing our property. I was NEVER surprised by something I didn't know about, or unclear on the details of a tenant moving in. She is an epic and talented manager. She knows how to get things moving and how to put the right people in the right places to get things done.

When Hurricane Michael hit, we were in the middle of a military move to another state. It was very stressful, but I knew that Patty had it, like she always has for 7 years without fail. Her work brought us so much peace in that we knew we had an amazing advocate on our side protecting our investment. Her communication is the very definition of excellence, and her attention to detail makes all the difference in the world.

Our retirement plans have changed to us now living in a different state nearer family. Because the house was in such PRISTINE condition at all times, we had ZERO issues getting it sold. We literally couldn't have done it without her.

The hardest part of the whole selling process was saying goodbye to her. She became a dear friend and honest confidant through the years. I knew no matter what that I could trust her.

You will never have to worry about your place, its condition, who is being placed in it to rent from you, or whether or not someone is keeping an eye on things! Companies and people like this are gems, and we are so thankful for the years we've gotten to work with them.

There are mixed reviews online, and the complaints are almost always from tenants. I will say that as a renter in multiple states that Florida has some of the most stout rules for tenancy; which is a GOOD thing. Those who don't follow them, or don't bother reading their "rule book" when renting generally end up pretty annoyed. As a homeowner there is no comparison to Smith. As someone who has seen "behind the curtain" to what they require to live in one of their properties, I am thankful. They raise and keep the absolutely attainable standard of great tenancy.

We rented a home through Smith for 2 years and had a great experience. We had a few issues with the house and they were always so quick to assist us and got it fixed right away. It’s true they do 2 inspections per year, but it was nothing out of the ordinary for us. She came in for a few minutes, looked around, and asked if we needed anything. We recently moved out and we got almost all of our deposit back. I see that a lot of the other reviews are different, so my advice is that if you are a good renter, they will be a good rental company!

After my parents passed, we purchased their house from their estate in 2014. Since we live and work in Colorado right now, we decided to rent the house until we can retire and move there. We were fortunate to connect with Smith & Associates and their associate Patty Sneed. From the beginning we felt that Patty and her company were our "feet on the ground" and that our house was in very capable hands. We had one set of renters for 5 years and we are on our 2nd set of renters for the last 3 years. They are the best for finding people who want to stay in our house and who have a care for it while they are there. Communication is exceptional all the way around, we've even had the pleasure of meeting our tenants. Patty and crew were there for us when we huddled in front of our TV in Colorado, watching Michael and wondering how our house and our tenants were doing. We visit PCB at least once a year and go by the house and have even done some work while on our vacations. When we visit PCB, Patty always suggests we meet her at one of her favorite restaurants, Schooners. We look forward to hanging out with Patty and talk about everything, not just our house. When we move to PCB, we'll be renting our Colorado house. It would be ideal if Patty and her crew could be our property managers!!

Smith and associates is the best property manager I have experienced in my 14 moves. Fixes are fast and quality. Emails are always replied to, there is a reason their inventory is so low, nobody wants to leave. If my rental owner was not selling I would stay with them for years, Smith has also been very accommodating during my current move out of their service. If I ever need property management for myself in the future they will be my first call.

Smith & Associates managed our property for about four years and we were always very pleased with the service. Even though we lived out of state, we were always confident our property was well taken care of. Rene was responsive and helpful. Patty was always quick to answer my questions. Even after our property was damaged and unrentable after the hurricane, Smith & Associates was supportive and worked with us through the arduous process of getting our property repaired. We only ended our relationship because we decided to sell the property.
