I'm not really sure where to begin with this. I lived at a Sentry managed property for just one year, but in that time so much happened. Most residents have their share of troubles. For Sentry, it was predominantly unannounced "quarterly" water shut-offs that would leave the building without water unexpectedly every couple of weeks. There was one working elevator if you were lucky. When the elevators were both down, they replaced the stairwell locks and people were without keys and effectively any access to the building. It's was an old building - much of their troubles were due to this fact.

The parking garage was due for a revamp. The scaffolding done by the construction company they hired was shoddy. The lighting was poor and metal beams jutted out in places unexpectedly outside of many driver's line of sight.

At least 5 vehicles that I know of had their car punctured by the same unmarked metal pole. The damage was so severe my car was to be declared totaled. Sentry and the construction company didn't assume any responsibility for it, but I was not surprised after another resident told me pieces of the roof had crumbled onto their car and Sentry assumed no responsibility there either.

For move-out, you could rent an elevator key to hold the one working elevator while you moved. Sentry would put up cloth-padding in the elevator to prevent damage, but the old elevator was already a scratched up mess when I moved in last December. This is a very, very old building. Our unit had HVAC units to put it into perspective.

I guess instead of trying to actually repair the elevator, Sentry decided to charge my roommate for damage to the elevator walls upon move out. They had footage of her ... moving furniture in the elevator? I'm not sure it was the "gotcha" that they believed as there was no evidence of her furniture actually damaging the elevator in the footage. I guess having a couch inside an elevator is reason enough to gouge a resident one last time.

If you're about to move in to a Sentry managed property, beware. An associate of mine owns a different property that is also managed by Sentry and has reported similar tactics (watching cameras to issue bizarre fines) - he tried to contact someone at Sentry to discuss this issue and wasn't able to get through to anyone.

If you are an HOA board member, read this first. Sentry is a horrible management company. We hired them for a mid-sized condo building and they are terrible. The nickle and dime you for everything and are not very responsive to issues. As an owner, I have sent a dozen emails about an issue and 3weks later still waiting for resolution. However, when a tenant moves out they are sure to invoice you for the move-out fee the same day. Our HOA dues have gone up 50% in 2 years thanks to Sentry's high cost and poor performance. The worst part is our property manager changes every 3-6 months, they cannot keep any continuity with property managers so you are always dealing with someone else. I strongly advise looking elsewhere if you are an HOA.

This company left our entire building without hot water for several days. There ARE people available who work on boilers for large buildings on short notice. Sentry just didn’t want to pay for emergency repairs. They would rather leave their tenants high and dry. Do not use them for anything. Ever.

As you can see they copy pasted the same reply to every review. That’s the level of effort they will put in their buildings.

You cannot contact your community manager directly, and when you manage to get through via phone call to someone directly, everything is scripted and they will not actually help you to solve any issue. I am being directed to simply add work orders for active damage & issues in my building/in my unit which receive no follow up or communication regarding if anyone has even seen them. On top of that - good luck emailing, since emails have a 2 week turn around minimum, if they are replied to at all.

Only giving one star, as it isn't possible for zero stars. Worse property management company I have ever encountered. They are completely inept and shouldn't even be allowed to be in business. Our building was left without a property manager for months, although Sentry continued to collect their fees. We incurred hundreds of dollars worth of late fees due to their inability to timely process invoices. They nickle and dimed us and over charged for services that they claim to have done, but couldn't provide documentation to back up their charges and claims. And worst of all they are rude and combative. They have no customer service skills and are terrible to deal with. If you are an HOA looking for a management company, run!!

Our buildings boiler broke at 8AM Friday 9/20. They left 60+ apartments without hot water for 4+ days since they refuse to pay for proper assistance from a professional. Never hire them.

This is one of many incidents and it only keeps getting worse. Never trust Sentry Management to run your complexes or buildings. They are awful and leave rude notices under your door and give no explanation as to how they will address issues For example when a bunch of packages were stole tenants are requested to be vigilantes since they can’t install cameras or proper security for our building. Our code has been 1234 for the last 2 years I’ve been living here and only been updated in the past month.

The absolute worst HOA Management company out there. They put our community in a very bad and dangerous position. We were with this company through the transition from A&M to Sentry for 19 months. Started out ok, but when Sentry took over, everything quickly went downhill. They paid bills late and we were charged with over $1,500 in late fees. We asked them to pay us back and they all of sudden came up with $9,200 in free charges we had received. This alone sent huge red flags. We paid them all along most times above the contracted rate every single month. Sometimes as much as $7,000 more a month. No followup and when we terminated them the end of December 2018, Matt Egan forwarded an invoice from October that stated we were going to have our water shut off as Sentry neglected to get simple test done. That was the first issue. First part of January we get contacted by South Metro Fire about an inspection that had several safety and life issue violations. This inspection was done in October 2018. Again, Sentry did nothing to rectify and get things corrected. The board was not even told of this inspection. The third item came just the other day and was from City of Englewood for our Sewer. One more time was sent to Sentry In October 2018, and yes once again ignored and they too were threatening to shut the sewer down for a very late, due 11/18 invoice. We were still under Sentry watch. Then I get a callfrom the window washer that they too had never been paid from October 2018. Found out today Sentry stopped payment on this check in December. We were still their customers in December. They put our community in a dangerous and horrible position. Matt Egan and Matt Oates are the absolute worst managers out there. We were ignored, lied to and I feel we were cheated out of money. We have heard from more than one contractor they too do not and will not work with this company again. Thank goodness these same contractors want to continue to work with us even though some of them have not been paid on time for months. If you are seriously looking at this company, contact me and keep looking as this is not the company you want to work with. We are now self managed with a fantastic HOA Company to help us with our finances. If you want that name I am happy to share. I feel one star is one too many, but I cannot post without it. Next the BBB.

Sentry has a Maintenence Dept. that they pitch to our Board as a one stop shop for their services. It sounded great.

Last year, we paid them to install pressure relief valves and replace old copper piping and for 10 buildings. We had no reason to doubt the work was done, as they charged us an exorbitant amount of money for the labor and materials. Recently, we had a plumber do some some work for us, and lo and behold, what did we find out? Sentry NEVER touched 4 out of the 10 buildings!!!
