DO NOT USE this company. We have had them for a year and have had 4 property managers as they come and go with the company. Getting financials for your HOA is on request and if you are lucky they are sent. Only one any good there is Vickie. Never respond to emails and will be told they will call you back and never get a call. Sure seemed like a great company until you actually sign their contract then it is all terrible. Too many companies out there to offer such poor service. But the fact the "office" is a front tells you all you need to know.

I am extremely disappointed with the lack of response and accountability from Property Advisors Management. On March 7th, a tree trimming contractor hired by the the Preseve of San Jose HOA dropped large chunks of wood onto my roof, causing water leakage into my living room during the first rain after the work was completed. Despite my immediate calls and emails—both to Property Advisors and the HOA board—there was no response until days later, after the damage had worsened.

Despite having recorded audio of the large chunks of wood, hitting the roof at the location of the leak and timestamped photo evidence proving that the leak started during the first rainfall after the contractor’s work, Property Advisors dismissed our concerns, claiming “before and after” photos showed no damage despite written references, stating the damage may not be readily visible from such impacts. Meanwhile, our ceiling stain expanded from six inches to three feet, saturating the carpet and will cause further property damage if left untended. When we requested the HOA’s insurance information to file a claim, Property Advisors did not provide requested insurance information instead told us to put in a work order which we did and as of today no service has been provided to avoid future damages to our property.

Their failure to oversee the contractor’s work, lack of urgency in addressing homeowner concerns, and unwillingness to take responsibility make them an unreliable management company. It seems they do not have the Homeowners best interests in hand.

Our HOA board and community had a horrific experience with this company after signing on with them in Jan of 2924. Don’t fall for their fancy sales presentation because they rarely follow through on anything. We were on our 4th CAM by month 9 with no continuity from one to another since two quit within the first month and one was fired by the company. Community members continually complained that their phone calls and emails were never returned. Their office is really just rented space in a big building and they are rarely there. Most concerning is the lack of knowledge of HOA laws and guidance from them leaving your association at risk. Now that we have a great company we see just how terrible they really were.

Worst service. Sent title company estoppel letter saying I had a violation while I was trying to get an explanation of what the violation was. Written guidelines said my lot was exempt because lot was on the preserve. Yet they have some unpublished non written rule which save written rule doesn't work. Estoppel letter is screwing up my closing. Email says they sent letter yesterday but inspection that cleared violation was today. Stay away from the Cascades.
