If I had the option for zero stars, that is what I would give this company similar to most of the reviews that you will read. I have spoken to multiple people, including admin’s secretaries, operators, etc., etc. without getting a simple answer to one question that I have. I am an investor looking to purchase a property at summerfield Hollow and I would like to rent the property out. There have been eight emails that I’ve gone back-and-forth and I still have not gotten a simple answer. They tell me of this magical list that exists where property owners can add their name if they would like to rent their property, but I have yet to see a list or have been told how many people are on the list Please be aware of this management company if you plan to purchase a property that they so-called manage

If I could give this property zero stars I would. Such a disappointing experience dealing with not only the property mangement company but also Glenn Aitelli - property manager of Vintage Grand Palmer Ranch. I went through the process of trying to purchase a 1/1 condo back in November-December of 2023 - unfortunately my loan was denied due to no fault of my own. I have placed several phone calls since trying to obtain a portion of my application fee refunded. I paid $250.00 for a pet deposit and have been told that I would get that portion of the application fee back but not the remaining $100.00 due to them running my backgroun - understable. What isn't understandble is not getting a return call from management upon checking on the status of this being returned to me. I lost out on not only the cost for an application fee, I paid for a home inspection and an appraisal that also was non-refundable. My loan was denied due to 3+ million dollars being missing from the fidelity fund - once again to not fault of my own. I just want what is owed to me which is $250.00 and possibly better customer service aka a return phone call.

I own four places that have association management companies. One of my units is managed by PCM.

PCM CAM Judie is the worse I have ever dealt with in My life. . I have to say rude would be an understatement of how I have been treated. I would NOT recommend this company for anything. Judie, the CAM does not give every owner the same treatment. For example one owner can trim the bushes on “common element, but another can’t. Judie needs to be educated and advise the community you can NOT have preferential treatment to one member over another.

Judie takes the minutes for RCV and only puts in the minutes what SHE says is “required by law.”
(Don’t understand why the secretary on the RCV board doesn’t take the minutes & why this is allowed.). Well then why does Judie the CAM record in the RCV monthly minutes “somebody does a good job doing a survey?” Is that required by law?

Judie is Extremely unprofessional and inconsistent with any words and actions. Asked for results of a survey and Judie will not provide them to me. Tried to contact the owner of PCM, Bill Sutton and he appears not to care either. Hence, leading this review.

I promise I’m telling the truth and this is factual! Do your research about PCM. Go way back and look at any investigations.

Judie likes to bring wine to RCV gatherings at the community. Isn’t this a “conflict of interest?”

Judie the CAM and Bill Sutton rarely respond. I have to send “certified letters” for Judie to respond “the board is working on it.” Well “legally” that covers Judie the CAM with a response in 30 days.

I asked for the last 25 years of financial statements & Judie says they don’t have them. I’m willing to pay out of my own pocket for an audit. Oh, there was a “security breach” at PCM. Oh so has all of our personal information been stolen? No answer from Judie the CAM or Bill Sutton.”

Judie also puts in the voting documents what the board is recommending. How about educating the residents rather than advising how they should vote! Why would any owner of a management company allow this? Oh I see to get the $ from the community and that’s it. Why is Bill Sutton not teaching Judie the CAM to be a CAM in the best interest of the community?

BEWARE of PCM and especially the CAM Judie. Keep a close eye on your communities money!!!!

Now that I have taken the classes required for “Board Members” I’ve met other communities who fired PCM.

And I would not recommend using Rob Crain for any consulting. He was a referral from Judie the CAM for the roofing project. Poor referrals from PCM! I had a plumbing issue & Judie said she “didn’t know who to call.” I found a plumber from my other community.

I would highly recommend ANY other management company than PCM! I have 3 other management companies I would recommend!

Beware of PCM!!!!!

I'm a realtor for 20 years and have dealt with countless property managers. Most of which are too busy to even pick up their phones and typically do a mediocre job. I was happily surprised when I called Keith Schalk from Progressive Community Management, and he picked up on the first call. I called for info on my new listing at Bent Tree Village Section II, address 4940 Windflower cir, Sarasota, FL 34241. Keith was very helpful, courteous and provided me the HOA doc, pet and rental info needed for the MLS quickly. He was knowledgeable, friendly & professional to deal with. Thank you so much Keith for doing a great job and being one of the best property managers I've ever had to deal with.

Hello. I called Progressive Community Management to speak with the representative for Vintage Grand.
I was transferred to Laurie Seascholtz. During our conversation, she informed me, she is not the representative for Vintage Grand.
She would be more than happy to assist me. Laurie was so pleasant, she took her time to explain the issues at hand. She even emailed the information, so that I could view and have a better understanding. Laurie mentioned, if I have any questions now or down the road to give her a call.
I really enjoyed speaking with her. To this day, If I need to know something, I will call Laurie in a heart beat. Laurie, has an great personality, she explains things for you to understand. She is always willing to help, when I call her, she always picks up her telephone.
I consider Laurie my representative and I look forward speaking with her, when I have a question.

Our condominium has used PCM for a number of years. My overall experience with PCM has been positive. Kim Ueding, our property manager, has been very responsive and collaborative during my years on our board of directors. She has always kept us informed of changes in FL law and other regulatory issues that would have an effect on us. During the budget process she always presented an initial cut of the next year’s budget from which the board could work from to get to a final budget. Kim is very organized and detail oriented that helps to keep the board on track. I would recommend Kim to any condo board that is looking for a property manager.

Go up
