King Property Management is a Scam –
Stay Away!

If you’re thinking about renting from King Property Management in Oxford, Alabama, don’t do it! They will nickel and dime you every chance they get, piling on ridiculous fees just to squeeze more money out of you.

When I moved out, they sent me a check for $0. Charged me $50 for not dusting and $50 for not mopping, even though I had thoroughly cleaned my apartment. I swept, mopped, and did everything I was supposed to, but they still hit me with bogus charges. On top of that, they had the audacity to charge me $550 for patching holes that were already patched before my final inspection.
There were plenty of imperfections in the apartment before me which were saved of a drive and in their possession.

They might as well require you to hire a professional cleaning service before moving out, even though they’re going to clean the unit themselves before the next tenant moves in. It’s just another way for them to take more of your money.

And if that wasn’t bad enough, they even charged me curated rent, knowing months in advance that I was moving out! Instead of being fair, they look for any excuse to scam their tenants, adding unnecessary charges to keep you owing them money. Now, thanks to their shady practices, I still have an outstanding balance.

King Property Management is greedy, dishonest, and completely unreasonable. They will take every opportunity to overcharge you and keep your money. If you value your time, money, and sanity, go rent somewhere else!

I have used ERAKing Property Management for years for a rental house. They have made it easy and as stress free as possible. Morgan has been my go to person, although every employee in the office from clerical to maintenance has been top notch. I don’t have a single complaint! You truly cannot do better if you are thinking of using a property management company!

My daughter recently moved out, leaving the apartment clean, yet they charged her $50 for not cleaning a ceiling fan and another $50 for not mopping and dusting—tasks we had already done. These are petty, excessive charges that seem like an excuse to withhold deposits.
In today's economy, it's frustrating to see a property management company nickel-and-dime tenants .Apartments are typically cleaned between tenants anyway. Great way to profit off hardworking folks.
King's Property needs to do better.!

I rent from King currently. My refrigerator went out this week and I lost about $$700 worth of food including Thanksgiving dinner. The only thing they asked was "do you have renters insurance ". I do not, regardless I would have had to pay the $5500/$1000 deductible so it would have been wash a financially... And who has that kind of money after buying Thanksgiving dinner. The refrigerator was produced sometime in the mid/late 1990's. The refrigerator should have been changed out when they started renting the house. I know there is code with regards to this issue. No "we're sorry" no help what so ever. Gotta a new fridge with no food in it. Thank you King Properties for a great Thanksgiving...ownership should be more accountable.

Had to adjust some travel stuff for an Airbnb they own/manage. Kind of an emergency situation. They responded immediately and while they didn’t have to give me a refund technically, they did! Customer service!!!!!

Great Service from Maintenance managers Victoria and Morgan. My boys and I was locked out of our house after football practice and I called them, they were there in less than 10 mins! Thanks so much King Property for great service employees!

I loved everything about my experience dealing with King Property Management. The staff is amazing from the front office to the leasing agent. It was a fast process. I felt like I was calling a lot and asking a lot of questions however the staff welcomed them. I recommended anyone who is in need of assistance finding suitable residential housing call Kings. I did my app on Sunday was approved on Monday and moved in my unit on Friday. Thank you so much King Property Management!!!
