We used Perchak Properties to manage the lease tenants in our house, in which we experienced several negative issues with the company. While they handled the repairs in a timely fashion and collected rent due, they placed the burden on us to resolve issues relating to an early lease termination and uncollected expenses from the tenants. This is not what is expected from a Property Management Company. They should handle all problems and not expect the property owner to incur costs from bills unpaid by a tenant. As such, we recommend avoiding this company.

Out of the different agents we have used to manage our rental property, Perchak Property Management was the most disappointing by far. We were referred to this company through a realtor friend, so our first impression was favorable and that kept us working with the company
longer (terminated early after 8 months) than we would have otherwise.

Issues with Perchak Property’s a lack of professionalism appeared fairly early on, such as not including instructed terms in the rental contract, not reporting the number of keys given to the new tenants, not keeping a copy of the new tents’ walk-in list, and not providing fixing bills on time in spite of repeated reminders and confirmations. The late bills resulted additional hundreds of dollars we had to pay, which should have been deducted from the deposit of our previous tenants.

At first, we thought they were just incidental oversights, although it was pretty frustrating and time consuming to almost always have to write several emails reminders before things got done. However, problems persisted and only got worse. A simple update for address change (by which Perchak send out the monthly rental) took 3 weeks, 2 emails and 1 phone call with the company owner to complete. Simple HOA email forward requests were either not responded or would require a few reminders before they would be sent to tenants. At one point, Perchak Property paid a plumbing bill on our behalf without responding to our email request that the bill should first checked on its accuracy and the portion that has already been paid by the tenants. The lack of due diligence by his staff was obvious enough that John Perchak offered to refund us on the overcharged portion; however, that $80 refund did not go
through till a couple months later after our repeated reminders.

Even months after we terminated our contract with the company, Perchak Property kept sending automatic rental payment requests to our tenants, causing much confusion. Even though we had provided a month of notice for our termination and Perchak confirmed on our account closure, we still had to send several emails before they finally switched off the rental
requests.

It’s hard to understand how a company can sustain itself by such a lack of diligence, efficiency, and consideration for its clients’ time and interest. From our experience, it was truly a waste of time and money; we would not recommend this company at all.

John Perchak and team helped us review and select from a number of potential tenants and almost 7 years later we still have the same wonderful family in our home. When repairs needed to be done, team Perchak selected professionals and ensured the work was done in a timely manner. You can expect monthly deposits to your account as well as monthly and annual reports, which help when filing tax your tax return.
Now that it is time to sell the home, John helped guide us through the communication process such that our needs and those of our tenants were understood and respected.

Perchak Properties had been Managing my property at Danville for last 3+ years.
I have never seen a more professional dealing than dealing with Perchak. Absolutely
Professinal, Very cost effective and Immediate responce to any Tenant related issues
gave me a 100% peace of Mind for the duration of the deal for me. I unfortunately moved
back to my house and had to depart from Perchak, but I will highly recommend Perchak
for the Best Service for your Property Management needs.
