I had a terrible experience. I applied to purchase a condo within their association, paid the required $100 application fee for two occupants, and spent money on property inspection. However, after applying, they informed my lender that the property was involved in litigation—something they failed to disclose upfront.

This information was critical, as it made the condo ineligible for financing. Had they been transparent from the beginning, I would not have wasted my time and money on an application and inspection for a property that could not be financed.

What’s worse, the condo had been on the market for over 2 months, meaning they had ample opportunity to disclose this issue, yet they waited until after collecting fees to mention it. When I requested a refund due to their negligence, they refused, hiding behind a “non-refundable” policy—despite the fact that their lack of disclosure directly caused my financial loss.

This HOA’s lack of transparency, failure to disclose key information, and refusal to take accountability is unacceptable. Buyers, beware—make sure you get full disclosure on any property before paying a single dollar!

I had a major issue with the billing department of this company. I spoke to a gentleman in accounting that just ran me in circles telling me to google a bank and call their customer service number to get my issue sorted. I thought it was ridiculous and it was even more ridiculous that I even attempted to do that with no contact information or an account number to provide them. After all of that I called back and Kimberly the receptionist took it upon herself to contact the supervisor in their accounting and billing department and took care of my problem in 10 minutes. Absolute great asset to your team she deserves a raise. Whoever was that gentleman in your accounting department You need to get rid of them they’re absolutely worthless and just waste your customers time with zero problem-solving skills.

Our Wise Property Manager Cara Wing has been awesome to work with. Our community Great Cypress Village was run by the HOA board members for years, and as such, so many things have fallen behind. As a 55-plus community who wants to be retired and work several days a week to keep up with everything. Wise has saved our community quite a sum of time and money. They advised us on many things to be sure we stay on top of the 720 laws. Providing board of director members with the education and answers to anything that arises. As board members, we've had to learn to let go of things and trust Cara to take care of everyday community business. It truly is a load off everyone's mind. Running our meetings, taking minutes, finding contractors, and taking care of the financial side of things yet still making sure the BOD is in control.

as a resident of caya costa I have had a water leak in front of mine and my neighbors goin on for over 2 months. I have written 2 notice for repairs with the gate. personally spoke to Jennifer tutko after she stopped responding to email and left a voice mail for Chris Crain on his work phone weeks ago. nothing has been done in 2 months and thousands of gallons of water have been wasted due to their laziness. this is why people buy in a gateed community and pay such high fees..... so these issues are taking care of in a timely manner. I don't see how they still have jobs as they are so incompetent. john scroppo

Most property management companies are borderline incompetent, but Wise takes it the next level by pairing their incompetence with such poor communication that the only adequate descriptor is negligence. I can’t even comment on how it is to work with my contacts, Chris Crain and Jennifer Tutko, because they don’t answer emails or calls.

When I tell you this is the absolute worst company to deal with, I mean it. It took me so many emails and phone calls to try and get ahold of them. And when I did, it usually was that I had to speak with someone else. The board members of where I lived, were so rude and disgraceful it should be a crime. I still go back and forth about suing one of their board members for what I believe was an abuse of her power. I don’t know what the monthly fee goes towards anyways because the sidewalks are all uprooted so making the neighborhood look nice with grass being cut doesn’t always say everything about the place. The sole reason we moved out of the neighborhood was because of the HOA and I do not recommend anyone moving into that community or any community under this company’s management.

Had a payment returned, called to find out why. Call back within 2 hours, situation explained fully and problem corrected. Wise representative was very polite, patient, and helpful!
