This is about Mango Hill condo No 2 managed by Trust Management . The problem with the mailboxes is huge . The mail center is vandalized everyday.
The community is tired calling the management about this issue and there is no answer.
Mango Hill NO 4 has owners who received mail in that mail center as well . They are also affected . Numerous of calls , emails, personals visits to their office and nothing is done . Marilin is the manager of Mango hill no. 2 , she doesn't answer the phone , she knows about this problem and no moves . I called the office , talked to Deborah who advised me to write an email so she would forward to the owner of the company , Trust Management . but nothing yet. The level of negligence is unbelievable.

Trust Management has demonstrated a pattern of concerning practices that raise questions about their integrity and effectiveness as a property management company. Based on my own experience in property management—including overseeing Class A office and retail centers, as well as some involvement in HOA management—I can confidently say that their operations appear disorganized and lack in transparency.

There are indications of mismanagement in how they conduct board meetings, interact with board members, and handle association funds. Vendor selections also raise concerns, as they do not appear to prioritize the best interests of the community. I am sure that there are ulterior motives involved. Additionally, some board members may not fully understand their roles and responsibilities (age, lack of the English language, and the fact that they may not know what being in a Homeowners Association Board may play a role), which further complicates governance. Their legal representation (whose name I don’t know) seems to act in alignment with management rather than advocating for fair and lawful decision-making.

Furthermore, the property management team has expressed reluctance to enforce regulations, such as addressing illegal dumping, stating that it is beyond their scope of responsibility. Ironically, despite this stance, they allocated over $20,000 in association funds to install cameras intended to address the very same issue—yet the problem persists due to their inaction. Besides this issue there are a long list of things that they do not enforce- but this review would be a book.

As an example of misinformation, I was once told that HOA board meetings could be held up to 45 miles away from the community, allegedly in accordance with Florida law. However, Florida Statute 720 states:

(5) INSPECTION AND COPYING OF RECORDS.
(a) Unless otherwise provided by law or the governing documents of the association, the official records must be maintained within this state for at least 7 years and be made available to a parcel owner for inspection or photocopying within 45 miles of the community or within the county in which the association is located within 10 business days after receipt by the board or its designee of a written request from the parcel owner.

This is the only mention of a 45-mile provision in the entire chapter, which does not pertain to board meetings.

Homeowners and residents deserve a management company that prioritizes their best interests, ensures financial accountability, and upholds community standards. For these reasons, those considering property management options, I strongly recommend exploring alternatives that genuinely prioritize homeowners’ interests and uphold ethical management practices.

The people at this company (who I have had to talk to) do not show a minimum of respect.

When you ask to speak to someone, they don't give names, it's complete anonymity, it seems like they are running a business with illegalities. Calling companies much larger than this, anyone has access to speak to a person in the different departments, here not, everything is a mystery and no one has a name.

Everything is by email. And when you ask if you can come to the office, they say: "Yes, but you will have to wait."

They put you on hold for an inconsiderate unlimited amount of time. They are disorganized.

I have sent monthly payments by mail for the last 18 years. This year, they have said twice that they have not received the checks, because "supposedly they get lost in the mail." I send payments by check constantly to different places and that does not happen. What is happening is that they now want to force electronic payments which are made through a company that charges a considerably high commission.

There is no one you can have a conversation with, and receive a satisfactory response. They solve everything by asking you to send an email or go to the office and sit and wait. How are the old people who do not use this method of communication and who cannot get to the office either?

In less than a year they increased the monthly association payment by 53%, based on the increase in insurance and the cost of the 30-year inspection (which is only every 30 years).

I am giving one star because there is no option to give none.

Unprofessional, if we need to talk with them, that is impossible mission and no respect por clients. Terrible customer service and you can be all day on the phone trying to reach them, that they don’t answer or the receptionist ask you to hold, but would never get back to you.
