This review is for and because of Helen! She was awesome to deal with. I got to be apart of a conversation between her and a disgruntled homeowner. She handle it with class and compassion. She was respectful but stood her ground. I hope HOA management know they have a person of value! I look forward to working with her again. Also Angel was very nice to deal with too.

The Casa Club Condos themselves aren't terrible. The residents are generally pretty quiet and friendly but the HOA is truly a nightmare. The property is a mess with a disgusting pool thats never maintained, laundry rooms with broken machines that are never fixed, and structural damage all over the buildings. There is no security. The gate is always broken and/or open leading to several break ins and theft over the last several months. No one is in the offices so there is no one on-site actually managing any property maintenance. It took me several tries to get in touch with the HOA Management Solutions when I needed a laundry key and it took them 6 weeks for them to actually issue me one because they couldn't keep their paperwork organized and blamed it on the previous company despite the fact that they were sent multiple copies of a deed transfer? Very unhelpful staff who seemingly have no clue what's going on due to being extremely disorganized. The HOA is seriously shady and I have no idea what my HOA fees even go towards since nothing is ever fixed or maintained. The photos below are maintenance that has not been attended to since I moved in October 2021. Buyer beware.

Edit May 27 2022: The HOA Management has referred me to my landlord to have these issues dealt with, as shown in the response below. This company rarely replies to emails and getting in contact with them is extremely difficult. Because my landlord is a family member, we have worked together to try and contact the HOA about issues with the amenities with very little success. Landlords are only responsible for the units they manage. Not the amenities on the property. The HOA Management Solutions may not "have direct contact with renters" (which is a lie because I have gone to them directly with issues in the past), but the renters are the people directly affected by their piss poor management of the amenities that they continue to ignore. This property and its residents would be better off with a company that actually cared about the people living on site and they make it clear in the response that they don't.

This HOA Management company will charge homeowners high expenses for repair and hire reckless companies to the job. The place is not maintained by looking at the ugly landscape and drywall paint. One big project is staircase repair and hire Kappcon builder to restore them. Homeowners pay hefty extra money besides monthy HOA, min total $15K-20K from each owner depending the unit size. This project caused some drywall crack damage into homeowners properties. It took long time for them to respond to fix. The drywall fix and paint are not restored to original paint and texture. There are still cracks and dirt left. The HOA, blames on homeowners that we are not able to reach. I told HOA that I never received a call or voicemail from Kappcon, and my property manager didn't also. HOA refused to give me Kappcon contact person, but forwarded my complaint email. The way HOA handles this issue is ethical and unprofessional. Why a homeowner can't have a direct contact of the person who handles the project? This HOA always find a culprit to solve a problem, but not by evidence.

UPDATE SEPT 2024: HOAMS did receive Certified Request for all records afforded to HOA Member by Arizona. Verified it was received by Priscilla at HOAMS by phone call from her on Monday Aug. 5th 2024. Letter stated "all correspondence is to be in writing henceforth". 3 phone calls from Priscilla. As of this date Sept.16th 2024 only INCOMPLETE 2023 and 2024 Financials received. No minutes, no voting, no contracts, no NOTHING as afforded by AZLEG.GOV. Shannon was fired.
When Suzi "THE Director" was asked when rest of records will be received she retorted, "What is your problem"?
The problem is HOAMS and Board are breaking Arizona Law.
HOAMS is a Foreign owned "Entity" but refuse to name which country. Kinda scary!!!!!

UpDATE: 8-1-2Sent Certified Letter asking for copies of all Financials allowed by ARS.
Certified (green card) came back unsigned. Postperson did not put "refused" on card. No letter came back with it. Huh.

Update 6-19-24: Friday the Landscapers from Complete Care contracted by RHV2 AND HOA MANAGEMENT SOLUTIONS LLC. blew dirt and debris onto my patio instead of blowing it out. In the process Complete Care and its Subsidaries descrated the American Flag hanging on my gate. ON FLAG DAY!!!!! Blowing dirt and debris all over it and my patio. HOA MANAGEMENT Solutions DID NOT bother to respond.
The board does not take care of overgrown trees which is Community Property and HOA MANAGEMENT SOLUTIONS responsibility. Board and HOA MANAGEMENT SOLUTIONS are supposEd to know this instead trees are overgrown which causes terrible debris. Oh and we are on the 3rd person in a year to "manage acct". Turnover is atrocious. The speed limit is 10 people speed. Fine of 500.00 imposed if not parked 15 inches from curb but we can't get trees cut. Hmmmm......
Update: Still terrible company that doesn't seem to know the laws. The HOA MANAGEMENT SOLUTIONS contact is NOT a Licensed Realtor. The Board and HOA had my Next Door account deleted saying I was not Katherine. They lied and I'm back on Next Door. Found out when someone opened their big mouth at a HOA meeting!!!!!!!! These people lie. Still have not been told how many rentals and what the cap is. Oh and an ARC is "considered a Work Order" uh no it is not. Two completely different things.

Terrible company. No Financials for 3 months. President paid 1300. Dollars with no explanation. Questions are put off until After hours if you can get an answer at all. Double talk and verbiage. Problems not rectified a Board that doesn't want to be bothered. Intimidation.

One more month later. Homeless in RV parking area. Roxanne quit because she "was so stressed out".
No communication. No paperwork . No work order and my neighbor had to pay 100 dollars for her pool key. Payed for in closing but made her pay it or not have a pool key. Nice huh? Was told I'm incompetent but have not received requested work orders. November's Financials are"done" but not posted. Renters have more rights than owners. Very disorganized. Hire new landscapers and still have weeds out front. Then upped the dues in a year and a half from 130. to 147. The turnover rate is exhausting. They don't do anything for safety but got a 300. a month raise from the Board. Wow!

This has got to be one of the worst HOA companies, and you really have to work hard to be on that list. The ONLY thing the compliance officer cares about is weeds. You get a rainstorm and a couple little weeds pop up...they will write you up. Leave your garbage cans in the street all week? No problem! Have people living in an RV on the street with the power cord running across the sidewalk? Have a nice day! But do you have weeds?

Our HOA is new with HOAMS. We were not sure what to expect when transferring to them from another management company. We communicated our needs and expectations to them verbally and in writing.
I read that some rate them low because of lack of phone response. Most of my communication has been via email. I sent a very long list of issues to them and they have responded to all issues on the list already. Personnel have all been professional when I have had contact with them. Eric, our compliance manager is knowledgable, polite and punctual. The property manager, Roxanne works quickly when requests are made. Director Suzi knows her job very well.
Let’s face it, nobody enjoys getting notices from HOA property management about deficiencies on their property, but resident compliance with CCRs makes for a neighborhood which holds it’s value. These communities are not for everyone, but if you live in one, you want knowledgeable, responsive management. HOAMS is giving us just that.

Corrupt. Nothing better to do with their life then fine the out of hardworking homeowners.

The HOA Management Company dose not like fining residents. All the fines go directly to the HOA and there is additional work for our company to send out letters, impose fines, etc. The reason that we send out fine notices is that our boards are conscientious about how their neighborhoods look. Hopefully, residents heed the violation notice and clear up what caused the violation in the first place. Thank you for making your community the best it can be.
