I am the former HOA President of a large 447 Lot community in West Pensacola. From the day Association Management Services (AMS) was hired it has been more of a struggle than not. I don't care to get into specifics,however I'll say this: If your HOA/Community is looking for a supportive Community Area Manager (CAM), I strongly suggest you look elsewhere. If you're looking for clear/timely guidance, I strongly suggest you look elsewhere. If you're looking for a CAM that cares about your community, I strongly suggest you look elsewhere. If you're looking for a CAM that will go above and beyond for the betterment of your community, I strongly suggest you look elsewhere. Our community has paid AMS for 2 years to basically (not in every circumstance, but the vast majority of the time) have the situation turned around on the board as if it's their problem. AMS did do a pretty decent job finding an insurance policy for the community at renewal time, so it's not ALL bad. They are the PAID managers, the Board of Directors {BOD} members are volunteers. If you decide to go with AMS as your CAM, prepare to spend a lot of time and effort following up with them until the issue(s) is resolved. Special note: During the request for providing information from AMS to the new CAM, our community notified AMS on 30 September via certified mail (90 days prior to the contract expiration date), as well as a hand-delivered copy of our intent to seek other management (as per the contract). It was requested several times, in order to make it a smooth and timely transfer of documents/information, so the new CAM could prepare and not be swamped over Christmas time. The BOD was told under no uncertain terms, there is a Florida Statute that states AMS has 20 days from the expiration of the contract (31 December 2024) to turn over association records. Guess what, they sent an email response that stated "We are working to have all items ready for pickup on December 23rd." WHAM, right at Christmas time like I feared, which put a great demand on the new CAM during the Holidays. I feel this was a slam to our community and a direct slap at the BOD members. I could go on, but I won't. Have a nice day, and please take care of your HOA members by interviewing other CAMs.

Our HOA used this company for a little over a year. To get anything done or hold the CAM accountable for anything, we would have to CC or call the owner, as the CAM would never follow up on anything/or give vague answers that were proven to be lies. Ultimately, the company was a waste of money and time, who only cared about covering themselves and collecting a paycheck.

This is absolutely the worse Management company ever. My neighbors grass is over 2 feet tall and all they say is we sent them a courtesy letter. They take your money and do nothing for it. DO NOT hire them.

Horrible management company. They have no idea what they are doing and left our entire HoA hanging after they botched an annual meeting and election process. They gave direction, then recanted after their direction was challenged with pre-suit. Rather than face the music and support their customer, they bailed completely and terminated service. This company will make a mess of your HoA.
