I’ve lived here for about 5 years and love it. It’s well run and while management can vary, it’s generally well kept. Love the views of Dumfoundling Bay and being able to see the sky. I love children and enjoy seeing them play and enjoy watching dogs walking with their owners. Love the fact that there are people of all kinds here. A microcosm and a generally friendly one.

Update 2:

I was contacted by an investigator from the DBPR. While the current law does not have the jurisdiction to handle all my issues with the management and board related to HOA nonsense (if you know you know), there is more transparency within the law and the department. I can respect that progress (Thank you DeSantis!). There is increased transparency and increased jurisdiction related to conflict of interest.

To be Frank Mencia, it is a case of the Usual Suspects. In any business, especially logistics, location matters. In this House of Cards, you gotta play that ace of spades to Make Kenny Rogers great again! Knock, knock (Netflix style 🤣).

After some attempted “resolution” with the President and Vice President of the board, my conclusion of this place is that it has a ghetto mindset.

Well-maintained facility and great mix of all generations. Beautiful scenery. Chill people.

However, your experience may vary wildly depending on current management and how many members of the board believe they are untouchable:

Current property manager:

Unprofessional and messy. Does a great job at planning, but she can’t hold water to save her life. She will talk badly about any and every person to any passerby. Some examples:

Her regional manager? Will tell all his business. Who he meets with and for how long.

Staff? Better keep your eyes down. Too many nice and pretty women around. You will be looked at like a construction worker.

Board member? You’re an octopus (take that however you want).

Have kids? Anything that child breaks will become public knowledge (if you replaced a fan recently 👀).

Her method of mediation is outright lies and telling one person one thing and another anything. Take that however you want.

Weird relationship with the current treasurer…so if you get fined. She used to body build and they have that in common, so there is that.

Will make decisions based on how many units you own. If one person owns 3 and you own 1. If you rent, chile.

Trash and mail are at times outside standard business hours.

Record everything, with permission of course.

I have lived in Village by the Bay for about 6 years, 3 years in one apartment and then 3 years in another. I can say that it has been one of the most pleasant experiences. You really feel like its a little "village". If you have a dog or just like taking walks you'll get to know your neighbors. People will smile, say hi, talk to you if you're up for it. The management has changed 3 times since I've been here but all have cared about their residents (renters and owners) and their well being. Dasha, who currently works there is a joy and made me feel like she had my best interest anytime that I ran into any issues, she was always available to help.

I am moving out into a new condo, only because its's time for a change, but will definitely carry this place in my heart. Highly recommend it.

Beautiful and safe place to live in the heart of Aventura, walking distance pharmacy, groceries, Shopping, restaurants a few minutes to the beach, schools, doctors, Aventura Hospital and more..realmente es un maravilloso lugar para vivir!!

MANAGEMENT IS AWFUL!!! Mark and liliana... made our time so unenjoyable (assistant manager and property manager) horrible experience... very rude, hassles you for your money, goes back on their word. Worst association experience ever. Cannot wait to leave this place. They were so rude to my wife and I. Would call us over and over again and even on no caller ID to complain about everything!! Very noisy, ants in the buildings. Would not recommend to anyone.

Please do not let these beautiful grounds fool you. Do not sign on to an association like this one!

If I could give this place 0 stars I would! Where do I begin... this association is handled so unprofessionally!! We were so excited and thrilled to be moving into such a beautiful community.. but don’t let that fool you. Ever since moving into this place it’s been a total NIGHTMARE. The manager liliana and assistant manager mark have told me and my husband completely different rules since the day we moved in here! PARKING is your worst nightmare. They hassle you for money and they are incredibly rude to deal with. They tell you one thing and then go back on it the next day.There is someone from management calling our phones every other day complaining about one thing to the next.. one thing being that my boyfriend cannot Park his car in the garage because it has his business name on the back. never in our agreement did we know this would be an issue! Another is that his vehicle sticks out too much in the parking space so he has to park it on the street. Then it became he had to park OFF THE PROPERTY! An incredible inconvenience considering the fact we are paying so much to rent here. Then the gate guards tell us we can have an extended 2 week pass for our stay here.. then they call and say only one week.. then it becomes no pass we must BUY a $50 barcode for both mine and his vehicle which was never agreed upon. The property manager of this building told us we can do the weekly extended passes but went back on her word. They call us repetitively and even on no caller ID to argue and complain about every little thing. There is no order in this place. No one person setting the rules straight. It’s a total unprofessional mess!!

On top of this... there is ant problems because the buildings are so low to the ground and the complex is very noisy.

I was shocked to see this place have such great reviews but these are from 8 mos ago. DO NOT GET FOOLED WITH THIS PLACE like we did. Rent and buy in a more credible, professional and NICER community. We cannot wait to leave here.....

We considered buying an apartment in this place. Two dogs attacked us, one of which fell off the leash. I barely saved my children. and we have not received even an apology. Too many dogs. Dirty and scary.

Loved it. We are considering in buying a condo here. Absolutely stunning. Beautiful pool by the bay, gym, tennis courts...lovely and quiet. I would recommed it.
