THE ABSOLUTE WORST. Won’t return communication but require approval for home improvement projects? But they’ll surely hunt you down for your fees every month. Unbelievable. Wish I would have known before purchasing a home in this community.

Edit: nice try. Finally got an approval response the day after posting this review, because throwing a tantrum is the only way to get their attention. Only to find out that they never actually read the second set of information provided for our project, and the approval sent was the same one they bungled the first time. Going to the BBB now.

Hammersmith is the absolute worst. If you are looking for a property management company DO NOT use this company. Ever since they took over for our property, they have raised the HOA fees every year and during one of our meetings the Hammersmith representative actually said how happy she was that there was no cap on how much they can raise our HOA fees. They just just raised our HOA fee an additional $50 this year (those of us that have a garage), this has been the biggest increase. They want us to attend the meetings but owners have no say in the increase because our board members are to represent us and are terrible in advocating for us. A fifty dollar increase when everything else keeps increasing and they claimed the last 3-4 years in the HOA increases were to AVOID increases yet they keep increasing. The property management is out for themselves not for the owners.

I honestly don't understand how this company has a rating above 1 star. There's nothing good about them. I just found out they've been charging me late fees for months for not THEM not taking enough out of my account to over HOA fees. Anyone want to guess the odds on them admitting THEIR mistake and refunding the late fees? Looks like I'm going to have to get a lawyer.

No one answers when you call, no one returns calls. Had a sprinkler running for three days straight with no contact back. How did we get stuck with this HOA
Edit: 05/20/2024 picture of pet rubbish bin. It's been like this for a couple of months now. There is a pricey HOA fee we always pay on time that should at least cover this...

I’ve called 4 times no answer and left a voicemail in business hours and no response or answer. If you say we can hold for an agent don’t keep us on hold for 4 minutes just to send people to voicemail, actually pick up the phone. Do better.

Sadly laughing at all these reviews b/c Hammersmith responds with the exact same "we're sorry" message to each bad review over and over, but they don't seem to fix the actual problems. Communication from this place is horrible. Twice in the last month people have arrived at my house to do work and I was never informed they were coming. Luckily I was home. When I've tried to reach HS, there's no response. But, given these reviews, apparently I'm not alone in my frustration. It's unfortunately that many of us pay hundreds of dollars a month to HS for poor service and status-quo vendors. Homeowners/renters hands are tied b/c most HOA mgmt companies are just like Hammersmith. They know there's little the customers can do, so there's no incentive to improve service or communication.

I forgot to mention that in the last 3 years our HOA has had at least 4 "community" managers. They can't seem to keep people, which is also telling about the leadership there. I hear the community managers are underwater and overworked - some covering 20+ communities. No wonder no one answers.

If you want to pay expensive HOA fees to a property management company that will 1)Never respond to your concerns 2)Ignore the property communities requests 3)Be utterly and completely incompetent, then Hammersmith is the management company for you.

Hammersmith managed a community where I own a condo up until recently. After a flood event, Hammersmith authorized $20k in repairs without speaking to the community. It then sat demolished, WITH tenants, for 6 months, as I called and emailed DAILY to Hammersmith. Every call ended with “Im so sorry this happened, this is the first I’m hearing of this! Please submit a ticket.” No response. Call again. Repeat. Because of this, my property then sat under construction for 9 months before it was repaired. Then vacant for 5 more months.

If you value yourself, family, tenants, community, dignity, possessions, sanity…..do not hire this property management company. I’m still trying to piece this nightmare they have created for me back together 14 months later.

Update: I called back Hammersmith on 4/13/23 like they asked, and they told me to take up any issues that I had with my currently management company.

Why even have phones if you're NEVER going to answer them or return a phone call? 24/7 Emergency service YEAH RIGHT. They don't answer that line either. Not worth a single penny.
